Thank you for your efforts in staging my Dallas, OR Tour of Homes model for the June 2007
show.  We heard comment after comment about how nice the home looked.

Eli and I both made a point to see some of the other homes on tour that week.  We felt our home
showed as nicely as any of the others on the tour. A few of the other homes had been furnished
but I could see the difference between just furnishing a house and staging a house.  Our house
looked and felt so much warmer and welcoming, like a real, lived-in home would feel.  I think it
was your attention to details, use of color and careful accessorizing that emphasized all the
special features of the house and added that “Welcome Home” feeling that you said was so
important.   It was exactly what we were looking for.  

As you know, that particular home had already been sold.  But by the 4th day of the Tour of
Homes, we had 2 new contacts interested in custom homes.  That showed me that professional
staging does work.  It was an investment well worth making.  I would encourage other builders,
Realtors and sellers to use your staging services as a great tool to sell homes.  The concept
makes so much sense and you did a fabulous job.

Liz Harrison of Spruce It Up! Home Staging helped us stage a listing last spring that although priced
right, its location and layout made it very difficult to sell. It had already been on the market about 8-
9 months after construction was complete. Being brand new, the builder was motivated and willing
to explore options so that he could get on with other projects.  We suggested he consult with Liz
and he agreed.

Liz went through the home and provided us with a detailed staging consultation report, including a
budget, which we shared with the builder. The builder was slow to come around, but once he did,
Liz went to work and got this three-level, hillside home looking warm and comfortable.  In a word,
the home that was for so long unapproachable became inviting. Just 37 days later, the home was
sold (with a full price offer) and within 60 days [of staging] the sale closed.  Our builder was so
impressed he used Liz again to sell his own home.  

In our busy lives we often don't take notice of the little things and when you are selling a home it is
often the little things that matter the most.  Liz has the ability to see those little things and make
them happen, or fix them.  She is rooted in reality and understands the value of our clients’ dollars.

Dear Liz,
I wanted to write to share my thoughts regarding the sale of the two newly constructed homes
on Duffield Ct S... The builder and I were delighted with the staging of the first home you did in
January 2007.  It took on the ambience of warm, welcoming home while at the same time
highlighting the great features the builder included.  We were even more delighted when we
received 2 full price offers within 43 days of listing!   In a market where new homes generally
stay on the market for 4-6 months, this sale is a success story for staging.

By the time the second house next door was completed, I had relocated to another brokerage
office in the Salem area and the builder secured another realtor.  I know that the builder opted
not to have the second house professionally staged and that the house remained on the market
for more than 6 months.  How often do get a chance for a true, side-by-side comparison?  Both
homes were very comparable in terms of size, materials, lot size and features.  Yet the home you
professionally staged sold in a fraction of the time compared to the unstaged house.

I also want you to know how much I appreciated your flexibility and professionalism. The
completion date of the home kept moving back requiring you to juggle your schedule.  Your
willingness to remain on “stand-by” to accommodate us at the last minute was so valuable.  
Several obstacles regarding the builder’s furniture purchase and delivery came up also.  Once
those were ironed out, you were still able to pull off an outstanding job on the staging.

I look forward to working with you on my future listings in the Salem area.  In the meantime, I
wish you continued success with Spruce It Up! Home Staging.

had not considered in the five years that I have used that room. I'm the type of person who gets bored after a couple
